Looking for a new construction home in Verandah in Fort Myers? Right now, there are six Neal Communities homes to compare, ranging from $354,000 to $589,000. And they’re different enough that I wouldn’t choose one based on price or square footage alone.
If Verandah is already on your radar, you probably know about the golf.
Two private championship courses. Thirty-six holes. A beautifully established community. Pickleball, tennis, fitness, dining, trails, and the River House overlooking the Orange River.

But if you’ve already decided Verandah deserves a look, now we get to the fun part.
Which house?
I have six new Neal Communities homes to show you right now, and there isn’t one obvious “best” choice.
There’s a home in the mid-$300s that may be all the Florida house you need. Two homes in the mid-$400s are almost the same price but offer very different advantages. There’s a great option if you expect plenty of guests, and another if you want a three-car garage, more land, and a serious kitchen.
Here’s how I’d compare them.

2937 Heritage Pines Drive — $354,000

Imagination 2 | 1,778 Sq. Ft. | 3 Bedrooms + Den | 2 Baths | 2-Car Garage
I’m starting here because $354,000 for a brand-new home in Verandah deserves some attention.
This is the smallest and least expensive of the six, but I don’t necessarily see that as a negative.
If your Florida plan involves spending your days golfing, playing pickleball, traveling, eating out, and enjoying the weather, do you really need 3,000 square feet to come home to?
Maybe not.
The Imagination 2 still gives you three bedrooms plus a den, so you have space for guests and a home office.
It also includes whole-house impact glass, eight-foot interior doors, quartz countertops, soft-close cabinetry, a gas range, under-cabinet lighting, and wood-look tile through the main living areas.
Outside, there’s an outdoor-kitchen rough-in and pre-wiring for a future pool.
And this one has pond frontage.
If you want the Verandah lifestyle but would rather keep more of your budget available for golf, travel, and actually enjoying Florida, I’d absolutely put this one on your list.
2949 Heritage Pines Drive — $368,000

Dream 2 | 1,860 Sq. Ft. | 3 Bedrooms + Den | 2 Baths | Extended 2-Car Garage
This is the house that makes choosing the $354,000 Imagination 2 a little harder.
For roughly $14,000 more, the Dream 2 gives you additional living space, an extended garage, and some really nice upgrades.
The great room has pocket sliders opening toward the lanai—which I love in a Florida house.
The kitchen includes Bianco Dolomite quartz, white soft-close cabinetry, roll-out shelves, a GE gas range with air fry, and under-cabinet lighting.
There’s also whole-house impact glass, an outdoor-kitchen rough-in, pool pre-wire, and pond frontage.
If your budget is somewhere around $400,000, I wouldn’t try to choose between these first two from your computer.
I’d see them both.
Fourteen thousand dollars isn’t enough of a difference for me to eliminate either one without walking the floor plans.
13411 Heritage Preserve Drive — $456,000

White Star | 2,064 Sq. Ft. | 3 Bedrooms + Den | 2.5 Baths | Extended 2-Car Garage
Now we’re over 2,000 square feet, and the house starts to feel a little more substantial.
You have three bedrooms, a private den, 2.5 baths, and an extended garage.
And there’s one feature I particularly like:
A butler’s pantry.
It may not win the MLS-photo competition, but if you entertain—or simply don’t want every appliance you own living on the kitchen counter—it’s incredibly useful.
The White Star also has quartz countertops, upgraded soft-close cabinetry, GE stainless appliances, eight-foot interior doors, impact-resistant windows and doors, recessed ceilings, and wood-look tile through the main living areas.
The covered lanai is already prepared for a future pool and outdoor kitchen.
And this home has pond frontage, not simply a pond view.
If you’re thinking about living in Verandah full-time, or you simply want more breathing room in your second home, this is where I’d start looking.
3075 Heritage Pines Drive — $457,283

Brilliance | 2,079 Sq. Ft. | 3 Bedrooms + Den | 2.5 Baths | Extended 3-Car Garage
This is one of the most interesting comparisons of the six.
It’s only $1,283 more than the White Star.
But instead of an extended two-car garage, you get an extended three-car garage.
That third bay can be a big deal in a golf community.
Two cars and a golf cart fit without turning the garage into a game of Tetris. And if you only have one car, you’ve suddenly got plenty of room for the golf cart, bikes, beach gear, tools, and everything else that somehow follows us to Florida.
Inside, there’s quartz, GE gas appliances, pocket sliders, wood-look plank tile, impact glass, and a screened lanai.
It’s also prepared for a future pool and outdoor kitchen.
This homesite has a pond view.
If you told me your budget was somewhere around $450,000, I’d absolutely want you to walk through this home and the White Star back-to-back.
They’re almost identical in price.
They’re not identical in how they live.
3099 Heritage Pines Drive — $507,000

Triumph | 2,332 Sq. Ft. | 3 Bedrooms | 3 Full Baths + Powder Bath | Media Room | Extended 2-Car Garage
If people are going to visit you in Florida, pay attention to this one.
And people will visit you.
It’s funny how quickly friends and family become interested in your whereabouts once January rolls around up north.
The Triumph gives you 2,332 square feet, three full bathrooms plus a powder bath, and a dedicated media room.
That’s a very different setup from simply having three bedrooms and a den.
Guests can have their own space and bathroom, and the media room gives you somewhere separate for television, movies, grandchildren, or whichever football game you have absolutely no interest in watching.
The kitchen is well appointed with quartz, a gas range, soft-close dovetail cabinetry, roll-out shelves, pot-and-pan drawers, a trash pull-out, and under-cabinet lighting.
You’ll also have whole-house impact glass, an extended two-car garage, screened lanai, outdoor-kitchen rough-in, pool pre-wire, and a pond view.
If you’re buying a Florida home knowing that family will use it with you, I’d give this floor plan a serious look.
11540 Verandah Palm Court — $589,000

Sea Mist | 2,427 Sq. Ft. | 3 Bedrooms + Den | 2.5 Baths | Extended 3-Car Garage
This is the largest of the six, and it’s the one I’d look at if you don’t want your Florida home to feel like you’ve downsized too far.
The Sea Mist offers 2,427 square feet, three bedrooms plus a den, an extended three-car garage, and a homesite of approximately 0.39 acre with a pond view.
And then there’s the kitchen.
This is the most substantial kitchen of the six.
You have Monogram appliances, a 36-inch exterior-vented hood over the gas cooktop, wall oven/microwave combination, quartz countertops, soft-close dovetail cabinetry, roll-out shelving, pot-and-pan drawers, and a trash pull-out.
Wood-look tile runs throughout the home, including the bedrooms and den.
There’s also a 375-square-foot screened lanai, three-panel pocket sliders, whole-house impact glass, eight-foot interior doors, an outdoor-kitchen rough-in, and pool pre-wire.
If you’re planning to live in Verandah full-time—or simply want your second home to have the space, garage, and kitchen of a primary residence—I’d put the Sea Mist on your list.
Which Verandah Home Would I Choose?
This is where I wouldn’t overcomplicate things.
Tell me what’s important, and six homes become two or three pretty quickly.
“I want to keep the house in the mid-$300s.”
Start with 2937 and 2949 Heritage Pines.
“I want more than 2,000 square feet, but I’d like to stay below $500,000.”
Compare 13411 Heritage Preserve and 3075 Heritage Pines.
“I need room for two cars and a golf cart.”
Look hard at 3075 Heritage Pines and 11540 Verandah Palm Court.
“My kids and grandkids are definitely coming to visit.”
I’d want you to see the Triumph at 3099 Heritage Pines.
“I want more space, a great kitchen, and a three-car garage.”
I’d start with the Sea Mist at 11540 Verandah Palm Court.
That’s a much better way to shop than sorting listings from lowest price to highest and assuming the most expensive house must be the best one.
It isn’t.
The best one is the one that fits the way you’re actually going to live.
Don’t Forget Why You’re Buying in Verandah
You’re not simply buying one of these six houses.
You’re buying into a beautifully established private golf community with two championship courses, along with pickleball, tennis, fitness, dining, trails, the River House, and the broader Verandah club lifestyle.
If golf is a major reason you’re looking here, the optional Full Golf Membership initiation is currently approximately $100,000.
There’s also a required $25,000 + tax Club Membership when you purchase a home. The official 2026 Verandah fee sheet also lists annual Club Membership dues of $3,087.48 + tax.
I wouldn’t look at those numbers in isolation.
If you’re an avid golfer, I’d look at the entire equation:
What does the house cost? What does the club cost? What do I get for both? And how often am I actually going to use it?
Sometimes buying a $368,000 or $456,000 home and putting more of your budget toward the private-club lifestyle makes considerably more sense than spending hundreds of thousands more on the house.
That’s personal.
But it’s worth deciding intentionally.
