Is Verandah one of the best private golf communities in Florida for avid golfers?

It certainly deserves to be in the conversation, particularly if having more than one course matters to you. Verandah is a private golf community in Fort Myers with 36 holes of championship golf across two distinctly different courses: Old Orange, designed by Bob Cupp, and Whispering Oak, designed by Jack Nicklaus and Jack Nicklaus II.

But golf is only part of why I think Verandah is worth knowing about.

This is a beautifully established community, not a new development waiting for trees to grow and amenities to be built. Verandah opened in 2003 and encompasses 1,456 acres along 1.75 miles of the Orange River. Nearly 65% of the community is reserved for open space, including lakes, preserves, parks, golf, river buffer, and nine miles of trails.

That combination—two private courses + an established natural setting + newer home opportunities—is what makes Verandah particularly interesting.

Why Two Private Golf Courses Matter

If you play golf occasionally, having two courses may simply sound like a nice perk.

If you play several times a week, it’s a much bigger deal.

Verandah’s Full Golf Members have access to both Old Orange and Whispering Oak, and they aren’t simply two versions of the same course.

Old Orange was designed by Bob Cupp and has a more traditional feel influenced by golf’s “golden era.” Whispering Oak, designed by Jack Nicklaus and Jack Nicklaus II, presents a different strategic challenge and incorporates the natural Southwest Florida landscape into the course.

Even Verandah points to the two-course format as one of the major benefits for frequent golfers: being able to alternate between layouts keeps regular play more interesting because the two courses ask different things of your game.

That matters to me when comparing golf communities.

Eighteen excellent holes are still eighteen holes.

At Verandah, you have 36.

What Else Is Available for Golfers?

The golf experience isn’t limited to the courses. Verandah also offers a dual-ended driving range, enhanced short-game area, two large practice putting greens, instruction, and a Golf House/pro shop.

Full Golf Membership also includes reciprocal golf opportunities at participating clubs, which adds another layer of variety for golfers who travel or simply enjoy playing elsewhere occasionally.

How Much Does a Golf Membership at Verandah Cost?

This is where it’s important to distinguish between living in Verandah and becoming a Full Golf Member.

When you purchase a home in Verandah, there is currently a mandatory $25,000 + tax Club Membership fee.

The current optional Full Golf Membership initiation is approximately $100,000.

For an avid golfer comparing private clubs in Florida, I think that deserves context.

You’re not joining a club for occasional access to a single course. Full Golf Membership provides family golf privileges on two private championship courses, along with the practice facilities and broader club amenities.

For someone who expects golf to be a significant part of their Florida lifestyle, that’s a very different value proposition.

Membership fees, dues, privileges, and availability can change, and Verandah’s public website directs prospective members to its membership team for current options. I would always verify the current membership structure directly with the club before making a home-buying decision.

Do You Have to Be a Golfer to Live in Verandah?

No.

And I think that’s another reason Verandah works well for couples where one person is an avid golfer and the other couldn’t care less about their handicap.

The community offers eight pickleball courts, five lighted Har-Tru tennis courts, a resort-style pool, fitness facilities, spa services, nine miles of walking and nature trails, a dog park, kayak and canoe access on the Orange River, dining, and a busy social calendar.

The River House is one of my favorite parts of the community. It overlooks the Orange River and serves as one of Verandah’s main social gathering places, with dining and indoor/outdoor spaces.

So while golf may be what gets you through the gates the first time, you don’t have to build your entire life around it.

What Does Verandah Feel Like?

This is difficult to appreciate from a list of amenities.

Verandah is wonderfully established.

It opened in 2003, and the difference shows when you drive through it. You’re surrounded by mature vegetation and an environment that was deliberately planned around the existing landscape rather than simply clearing the land and starting over.

The community association says nearly 65% of Verandah is reserved as open space. The planning included preservation and expansion of wetlands, uplands, conservation areas, and a buffer along the Orange River.

That’s a big part of its character.

You’re still in Fort Myers, but it doesn’t feel like you’ve driven into another sea of new construction.

Can You Still Buy a New Home in an Established Community?

This may be one of Verandah’s most unusual advantages.

Yes.

Neal Communities is currently building within Verandah, including Heritage Preserve, which Neal describes as the last new neighborhood being built within the community. Heritage Preserve homesites were planned with lake, golf-course, or preserve views.

So you can have something that isn’t always easy to find in Southwest Florida:

A new home inside a community that’s already more than 20 years old.

The trees are here.

The club is here.

The golf courses are here.

The social life is here.

You’re not buying into a rendering of what the community might eventually become.

For some buyers, that’s a very compelling combination.

What Kind of Homes Can You Buy in Verandah?

You’ll find both resale homes and new construction in Verandah, which means the housing options can vary substantially in age, size, price, homesite, and finishes.

The current new-construction opportunities include homes that can work very well as seasonal residences as well as larger floor plans that make more sense for someone planning to live in Florida full-time.

And you don’t necessarily need a seven-figure housing budget to get into the community.

That’s important because it leaves room in the overall budget for the part of Verandah you may actually be moving here to enjoy: the club and the lifestyle.

What Does It Cost to Own a Home in Verandah Beyond the Purchase Price?

Don’t evaluate a Verandah home based on the listing price alone.

Depending on the property, you’ll need to account for the applicable:

  • HOA assessments
  • lawn-maintenance assessment
  • CDD assessments
  • annual Club Membership dues
  • one-time Club Membership fee
  • HOA capital contribution
  • optional Full Golf Membership, if desired

Those costs aren’t identical for every home.

This is one of the areas where I think buyers can make a mistake when comparing communities online. A $450,000 house in one community and a $450,000 house in another don’t necessarily represent the same annual cost of ownership—or the same lifestyle.

I prefer to put the numbers side by side before you fall in love with the house.

Is Verandah Good for Seasonal Residents?

I think it can be an especially interesting fit for them.

If you’re coming to Florida for several months each winter, you’re probably not looking only for a house.

You’re looking for what you’re going to do when you get here.

Golf, pickleball, fitness, dining, trails, social activities, and other amenities are already inside the community. Verandah’s own lifestyle programming is designed for both full-time and seasonal residents.

And if you’re an avid golfer coming from Michigan, Ohio, Minnesota, Wisconsin, New York, Pennsylvania, Massachusetts, Connecticut, New Jersey, or Canada?

Being able to walk out your door in January and choose between two private golf courses isn’t exactly a difficult adjustment.

Where Is Verandah in Fort Myers?

Verandah is in eastern Fort Myers along the Orange River, approximately two miles from Interstate 75 off State Road 80. Neal Communities notes its accessibility to Southwest Florida International Airport and the historic Fort Myers River District.

That location is worth understanding before you buy.

If your dream Florida life means walking out your door and being immediately on the Gulf beaches, Verandah probably isn’t the community I’d put at the top of your list.

If your priorities are private golf, space, nature, amenities, and an established gated community, the tradeoff may make perfect sense.

I’d rather tell you that before you fly down than after.

Is Verandah One of the Best Golf Communities in Southwest Florida?

“Best” depends on what you’re looking for.

There are outstanding private golf communities throughout Southwest Florida, and I wouldn’t tell someone Verandah is automatically the right choice without knowing their priorities.

But I would absolutely put it on the shortlist for someone who tells me:

“I want excellent private golf, I play a lot, I’d really like more than one course, I want an established community, and I’d prefer not to spend $1 million just to get a nice house.”

That’s where Verandah becomes very interesting.

You’re combining two private championship courses with an established 1,456-acre community, extensive open space, a real club lifestyle, and both resale and new-construction housing options.

That’s a combination worth comparing.
